Cherry Hill's two resale certificates

1. Certificate of Continued Occupancy (CCO). Cherry Hill requires a CCO before the resale of any single-family home. Some condos and townhomes are exempt, and the township publishes the list. A Property Maintenance Officer inspects the exterior: sidewalks, driveways, fences, trees, sanitation, grading and drainage, natural growth, exhaust vents, sump-pump discharge, accessory structures and ground-surface hazards. The fee is $100, paid before the inspection and non-refundable once paid (Township of Cherry Hill). Any repairs the inspector requires must be finished within 30 days of notice (Cherry Hill Code).

2. Fire Department smoke alarm certificate. This is separate from, and in addition to, the CCO (Township of Cherry Hill). State rules also require a 2A:10B:C extinguisher within 10 feet of the kitchen (NJ DCA).

Apply online or at 820 Mercer Street, Room 202. For questions, call Property Maintenance at 856-834-3364 (Township of Cherry Hill).

Smart Move tip: Cracked sidewalk flags, sump discharge pointed toward the street, and overgrown trees are easy to fix before you list and frustrating to handle during contract.
