Sell Your Home With Jacki & Stan Smoyer

Selling a home in South Jersey takes more than a sign and an MLS entry. You need a price buyers will act on, a home that photographs and shows well, and someone who can handle New Jersey's attorney review, municipal certificates and closing deadlines without losing the deal.

Jacki and Stan Smoyer are Broker Associates with Weichert Premier at 10 W Main St in Moorestown. They help homeowners sell in Mount Laurel, Moorestown, Marlton, Medford, Cherry Hill, Voorhees and nearby Burlington and Camden County towns. They work as a team, so you get two experienced agents on your listing instead of one.

How we sell your home

1. Market analysis and pricing. We start with recent closed sales, active competition and pending deals in your neighborhood, not a countywide average. You'll see the evidence for the price and the trade-offs between listing high and listing to sell quickly.

2. Home preparation and staging. We walk the home with you and rank the fixes that buyers will actually pay for. We also flag the ones that aren't worth the money. If staging will help, we'll tell you which rooms matter most.

3. Marketing and showings. Your home goes on Bright MLS and is promoted to buyers and agents across the Philadelphia-South Jersey market. Showings are scheduled around your life.

4. Offers and negotiation. We compare offers on more than price: financing strength, appraisal and inspection terms, the closing date and what each offer will really net you.

5. Contract and paperwork. New Jersey sales contracts prepared by real estate licensees include a three-business-day attorney review period, and either side's attorney can cancel during that window (New Jersey Supreme Court opinion). We coordinate with your attorney so the deal holds up.

6. Closing and beyond. We track inspections, the appraisal, municipal certificates and the buyer's financing until the keys change hands.

What New Jersey sellers need to know before listing

  • Disclosure is mandatory. Since August 1, 2024, residential sellers must complete the state's Seller's Property Condition Disclosure Statement (questions 1 through 108) before a buyer is bound by a contract (NJ Division of Consumer Affairs).
  • Flood history must be disclosed. Sellers must disclose whether the property is in a FEMA Special or Moderate Risk Flood Hazard Area and anything they know about its flood risk (P.L. 2023, c.93).
  • You'll need a fire-safety certificate. One- and two-family homes need a smoke alarm, carbon monoxide alarm and portable fire extinguisher compliance certificate before a sale. The extinguisher must be rated at least 2A:10B:C, weigh no more than 10 pounds, and be mounted within 10 feet of the kitchen (NJ Department of Community Affairs).
  • Your town may require more. Mount Laurel, Moorestown and Cherry Hill each have their own resale certificate. Evesham (Marlton) does not inspect existing homes for a certificate of occupancy but does require a fire department inspection. See our town guides below.
  • Sellers pay the transfer fee. New Jersey's Realty Transfer Fee is paid by the seller. Since July 10, 2025, the seller also pays the Graduated Percent Fee on homes selling for more than $1 million (NJ Division of Taxation).
  • Commission is negotiable. Broker compensation is fully negotiable and not set by law, and New Jersey requires listing agreements to say so (NJ DOBI Bulletin 24-11).

Frequently asked questions

How long does it take to sell a house in Mount Laurel?

It depends on price point, condition and the season. Most of the timeline after you accept an offer comes from attorney review, inspections, the buyer's mortgage approval and municipal certificates. We'll give you a realistic timeline for your home based on current Bright MLS data for your area.

Do I need a lawyer to sell a house in New Jersey?

It isn't legally required, but it's standard in South Jersey. Contracts prepared by agents include a three-business-day attorney review period, so most sellers have an attorney review the contract and often handle the closing.

What do I have to fix before I sell?

New Jersey doesn't require you to repair everything. You do have to disclose known material defects. You'll also need a smoke/CO/fire extinguisher certificate, plus any resale certificate your town requires. We'll help you separate required fixes from optional ones.

How much does it cost to sell?

The main costs are broker compensation (negotiable), the seller-paid Realty Transfer Fee, attorney fees, municipal certificate fees and any repairs or credits negotiated with the buyer. We'll give you an estimated net sheet before you list.

What areas do you serve?

Mount Laurel, Moorestown, Marlton/Evesham, Medford, Cherry Hill, Voorhees, Hainesport, Lumberton, Riverton and nearby Burlington and Camden County towns.
