Why Fall Is a Great Time to List Your Mount Laurel, NJ Home: Local Market Stats
Think the housing market goes quiet in the fall? Not in Mount Laurel, NJ. If you're thinking of selling your home, here's why listing this season can pay off.
Fall Is Busier Than You Think
According to the National Association of Realtors, about one-third of existing home sales happen in the last four months of the year, and that share has grown every year since 2023. Forecasts from Fannie Mae, the Mortgage Bankers Association, NAR, and Wells Fargo point to roughly 4.16 million existing home sales nationwide this year. That leaves about 1.4 million still to come between now and December, or around 11,800 homes selling every single day this fall.
Higher mortgage rates are keeping some buyers on the sidelines, but plenty of serious buyers are still out there, and they want to be settled before the new year. Wait until spring and you'll miss them.
What's Happening in the Mount Laurel Real Estate Market
Mount Laurel's market is moving at a healthy pace:
- Across 421 closings tracked over the last six months, the median closed sale price was $365,000, with the middle half of sales closing between $285,000 and $534,000.
- Homes went from listing to under contract in a median of 19 days, with another 29 days from contract to closing.
- In August, Mount Laurel houses sold at 103.6% of asking price in 21 days, both better than a year earlier.

Buyers here are active, and well-priced homes are still getting offers at or above asking.
What's Happening in the Marlton (Evesham) Real Estate Market
Marlton (Evesham Township) tells a similar story, at a higher price point:
- Evesham single-family homes had a median sale price of $570,000 year to date through July 2026, with sellers receiving 101.7% of asking price in an average of 28 days.
- Townhouses and condos had a median of $355,000, selling at 100.4% of asking in 27 days.
- In September, Marlton listings spent a median of 28 days on the market.
Marlton has more than 85 named residential communities, from Kings Grant to Woodstream to Willow Ridge, and demand varies from one to the next. That makes local knowledge matter even more.
Why Pricing and Presentation Decide Everything
Homes are selling in both towns, but not every home sells quickly. The ones that do tend to be priced right from day one and presented well. In a market where well-priced homes go under contract in under a month, a listing that sits gets noticed, and not in a good way. A local Mount Laurel listing agent will:
- Price your home against recent sales in your neighborhood, since values can differ a lot between a Mount Laurel townhome and a Marlton single-family
- Position your listing to stand out to buyers shopping before year-end
- Handle everything from the first photo to the final offer
Bottom Line
Listing this fall doesn't mean your home will sit until spring. Buyers in Mount Laurel and Marlton are looking right now, and your window is still open.
