Selling Your Home in Mount Laurel or Marlton, NJ This Fall: 4 Tips Backed by Local Numbers

by Stan Smoyer

Fall is a good time to sell a home in Mount Laurel and Marlton, NJ, but it plays by different rules than spring. Buyer traffic usually cools off, and more homes are on the market competing for the buyers who are still looking. The local numbers show a market that's still moving, but where buyers have more choices.

The Mount Laurel and Marlton Housing Market Snapshot

Mount Laurel: In September 2026, Mount Laurel's median list price was about $394K, down 4% from a year earlier, and 218 homes were for sale. Homes spent a median of 29 days on the market. Houses are still doing well: in August, Mount Laurel houses sold at 103.6% of asking price in 21 days, both better than a year earlier.

Marlton (Evesham Township): The September 2026 median list price in Marlton was about $479K, down 2% from last year, with 158 homes for sale and a median of 28 days on the market. Year to date through July, the Evesham single-family median sale price was $570,000, with sellers receiving 101.7% of asking in an average of 28 days.

Figures come from different sources and measure different things, such as list prices versus closed sales, so they won't match exactly.

The takeaway: homes that are priced and presented well are still selling at or above asking. Homes that miss the mark are the ones that sit.

1. Price Your Mount Laurel Home to Win the Click

With fewer buyers and more listings, your price is often the first thing that decides whether someone opens your listing or scrolls past it. Starting high "to see what happens" can backfire when buyers have plenty of other homes to choose from.

Most online searches use round-number price brackets. Pricing at $499,000 instead of $505,000, for example, can put your home in front of more buyers and make it feel like a better value.

This matters more in our area than most. Mount Laurel and Marlton are made up of dozens of distinct communities, and values can vary a lot from one to the next. A townhome in one development and a single-family home a mile away are completely different comparisons. Ask your agent for a community-level pricing analysis, not a township-wide average.

2. Nail the First Impression

When inventory was tight, buyers would overlook dated finishes. With more homes to choose from, they don't have to. Your online photos and curb appeal can decide whether you make the shortlist. You don't need a full renovation. Focus on:

  • Completing any essential repairs
  • Refreshing curb appeal (fall cleanup, mulch, a clean entry)
  • Light staging and decluttering
  • Small upgrades like new light fixtures, faucets, or a fresh coat of paint
  • Professional photos

3. Stay Flexible in Negotiations

Sellers who expect the leverage of a few years ago may be surprised. Nationally, Redfin data shows 46.2% of sellers have given buyers some kind of concession, such as help with closing costs or a repair credit. Treat a small concession as a way to reach the closing table, not as losing the negotiation.

4. Watch the Signals and Adjust

Your listing will tell you what's working. Lots of online views but few showings, showings with no offers, or the same feedback from several buyers all mean something needs to change. If price is the common theme, talk to your agent about a reduction. It doesn't have to be dramatic: HousingWire Data puts the average price cut at about 4%. React to real feedback, not one slow week.

Bottom Line

Selling this fall in Mount Laurel or Marlton is very doable. Local homes are still selling in roughly 3 to 4 weeks, and well-priced houses are still reaching full asking price or better. The sellers who come out ahead price accurately from day one, present their homes well, stay flexible, and adjust quickly.
