Best Time to Buy a Home in Mount Laurel, NJ: Why Fall 2026 Favors Buyers

by Stan Smoyer

Thinking about buying a home in Mount Laurel, NJ or Marlton this year, but not sure the timing is right? Seasonally, this fall may be a better moment than you think.

Mortgage rates have been ticking up, and that has made affordability a real challenge. But the housing market also follows predictable seasonal patterns, and several of them work in buyers' favor in October.

The Best Week to Buy Nationally Has Just Passed, but October Still Favors Buyers

Research from Realtor.com points to September 27 to October 3 as the best week of 2026 to buy a home nationwide. That window combines high inventory, less competition, and prices that have eased from their summer highs. The good news: Realtor.com also found that 42 of the 50 largest metros see their best week to buy fall sometime in October, so conditions should stay tilted toward buyers all month.

What Mount Laurel and South Jersey Buyers Can Expect This Time of Year

  • More homes to choose from. National Association of Realtors data shows for-sale inventory climbed at the end of summer to its highest level in more than 10 years. That can mean a better shot at the neighborhood, layout, and yard you want.
  • Better pricing. Realtor.com says buyers in the best-week window could see prices about $14,000 below the summer peak.
  • Less competition. About 30% less competition from other buyers, and homes tend to sit roughly 13 days longer. That gives you time to tour a home twice, bring in a contractor, and think through an offer.

Why Buying in Mount Laurel, Marlton, and Burlington County Makes Sense

Our area draws buyers for good reasons: convenient access to Philadelphia and the Jersey Shore, a strong mix of established neighborhoods and newer developments, and plenty of shopping, dining, and parks close to home. Whether you're eyeing a single-family home in Marlton, a townhome or active-adult community in Mount Laurel, or a historic property in Moorestown, more inventory and fewer competing offers can make the search feel a lot less stressful.

Seasonal trends play out differently from town to town. Pricing, inventory, and days on market in Mount Laurel can look different from Marlton, Medford, Cherry Hill, or Voorhees, which is why working with a local Mount Laurel real estate agent matters.

How to Get Ready to Buy a Home in Mount Laurel

  1. Talk to a lender. Get pre-approved and understand your real budget at today's rates.
  2. Connect with a local agent. Ask how Mount Laurel, Marlton, and neighboring towns are performing right now.
  3. Make your wish list. Separate the must-haves from the nice-to-haves so you can move quickly on the right home.
  4. Start touring. With more homes available, fall is a great time to compare options in person.

Bottom Line

Higher rates are a real hurdle, but this fall offers some of the best seasonal advantages of the year: more choices, better pricing, and less competition. If you've been waiting for a sign, this may be it.
