Evesham's resale requirements

Evesham Township says it does not currently inspect existing homes for a Certificate of Occupancy or Continuing Certificate of Occupancy. It does require all home resales and rentals to get an inspection from the township fire department (Evesham Township).

For that fire inspection, state rules require smoke alarms on every level and outside each sleeping area, CO alarms near the bedrooms, and a 2A:10B:C extinguisher mounted within 10 feet of the kitchen (NJ DCA).

Smart Move tip: Fewer municipal inspections doesn't mean fewer issues. The buyer's home inspection becomes the main hurdle, so a pre-listing walkthrough is worth more in Marlton.

What Marlton buyers weigh

  • Schools. The Evesham Township School District serves PreK–8, and high school students attend Cherokee High School in the Lenape Regional district (LRHSD).
  • Taxes. Evesham's 2025 effective tax rate was 2.288 (NJ Division of Taxation).
  • Housing mix. Marlton has single-family neighborhoods, townhome communities and pool homes. Buyers searching for features like a pool often filter strictly, so your listing details need to be complete and accurate.

Our Marlton selling plan

We compare your home against recent sales of the same housing type in Marlton. A townhome in one community isn't a comp for a colonial elsewhere. Then we fix or disclose what a buyer's inspector will find before it becomes a renegotiation. See our full selling process.
