Moorestown's resale requirements

Moorestown requires sellers to get a Certificate for Change in Occupancy/Ownership before closing (Moorestown Code, Ch. 53). Before it's issued, the township inspects:

  • the sanitary sewer system, to make sure extraneous flow isn't entering it,
  • the water meter, to confirm it's working and reading accurately,
  • the sidewalks (Township of Moorestown).

To start the process, contact Moorestown Public Works at 856-235-3520, option 2. Under Ordinance 05-2022, a survey is required if the property adjoins township property (Township of Moorestown).

You'll also need a separate Certificate of Compliance from Moorestown Fire Prevention for smoke alarms, CO alarms and the fire extinguisher (Township of Moorestown). State rules require a 2A:10B:C extinguisher within 10 feet of the kitchen (NJ DCA).

Smart Move tip: Sidewalk repairs are the item most likely to need a contractor and a few weeks of lead time. Walk your frontage before you list.

What Moorestown buyers weigh

  • Schools. Moorestown Township Public Schools covers all grades in town: elementary (K–3), Upper Elementary (4–6), William Allen Middle School (7–8) and Moorestown High School (9–12) (MTPS).
  • Taxes. Moorestown's 2025 effective tax rate was 1.842, the lowest of the towns we cover most often (NJ Division of Taxation). It's a selling point worth showing in your listing.
  • Walkability and history. The township describes three retail districts, the historic Main Street district, Lenola on the west side and the Route 38 corridor with the Moorestown Mall, and more than 300 years of history (Township of Moorestown).

Selling a historic or older Moorestown home

Older homes often have older sewer laterals, original sidewalks and mixed alarm wiring. Before listing, we help you find the items most likely to come up at the township inspection and the buyer's inspection, and decide whether to fix them, disclose them, or price them in.
