Two certificates you'll need before closing

1. Certificate of Continuing Occupancy (CCO). Under Mount Laurel's township code, the owner or an authorized agent must get a CCO from the Construction Official before any residential property changes ownership. The inspector visually checks accessible parts of the home for compliance with the property maintenance code. If violations turn up, you have 90 days to fix them and schedule a reinspection (Mount Laurel Code, Ch. 89 Art. III).

When you request the inspection Initial fee
11+ days before closing $75
4–10 days before closing $100
3 days or fewer $125

Reinspections cost $25. The fee is waived if you pass within 30 days with every item fixed. Fees are cut in half if the primary owner is 65 or older or the home is deed-restricted affordable housing. The township won't guarantee an inspection slot if you schedule within 10 days of closing (Mount Laurel Code).

2. Smoke alarm and CO certificate (Mount Laurel Fire Department). This is required whenever ownership changes. Smoke alarms must work, be placed correctly for the home's construction year, and be less than 10 years old. Electric alarms installed after 1977 must be interconnected, and you need a CO alarm within 10 feet of every sleeping area. Inspections are held on Wednesdays by appointment (Mount Laurel Fire Department). Under state rules you also need a 2A:10B:C extinguisher mounted within 10 feet of the kitchen (NJ DCA).

Smart Move tip: The 10-year alarm age rule trips up a lot of long-time owners. Check the date stamped on the back of every alarm before you list.

What buyers weigh in Mount Laurel

  • Schools. The Mount Laurel Township School District runs eight PreK–8 schools (Mount Laurel Schools). High school students attend Lenape High School in the Lenape Regional district (LRHSD). See our Mount Laurel schools guide.
  • Commute. NJ Turnpike Interchange 4 connects to Route 73 in the township, and I-295 runs through it (NJ Turnpike Authority). Buyers commuting to Philadelphia or along the Turnpike notice this.
  • Taxes and HOAs. Mount Laurel's 2025 effective tax rate was 2.017 (NJ Division of Taxation). In many developments, HOA dues and what they cover matter just as much. Have your HOA documents and resale certificate details ready.

Our Mount Laurel selling plan

We price from closed sales in your development, prepare the home around what Mount Laurel buyers compare, and get both certificates scheduled before you're under contract. That way they don't hold up the closing. See our full selling process.

Frequently asked questions

Does Mount Laurel require a resale inspection?

Yes. Since closings scheduled after July 31, 2021, a Certificate of Continuing Occupancy has been required before ownership changes. You also need the Fire Department's smoke/CO certificate.

How early should I schedule the CCO?

Apply at least 11 days before closing to get the lowest fee and an inspection slot. We recommend applying as soon as you have a signed contract.

What if my home fails the CCO inspection?

You'll get a list of deficiencies and have 90 days to fix them and schedule a reinspection. If closing is delayed, the Construction Official can grant an extension.
