Closer to the Grandkids: The Best 55+ Options Near Mount Laurel's Family Neighborhoods
Some of the most rewarding moves I help with aren't first homes or big upgrades. They're the ones where a couple in their sixties or seventies decides it's time to be closer to family, to be ten minutes from the grandkids' soccer games instead of a plane ride away.
If that's where you are right now, you're in good company, and you're in one of the best areas in New Jersey to do it. Mount Laurel and its neighboring towns give you something that's genuinely hard to find: affordable, low-maintenance 55+ living that sits right alongside the neighborhoods where younger families are putting down roots. You can have your own space, your own community, and still be a short drive from Sunday dinner.
Let me walk you through your options and how to think about them.
First, Why This Area Works So Well for Multi-Generational Families
Mount Laurel sits about 30 minutes from Philadelphia and is surrounded by family-friendly towns like Moorestown, Marlton, and Medford. Younger families are drawn here for the strong schools, parks, and easy commutes, which means if your children have settled in the Mount Laurel–Moorestown–Marlton corridor, you don't have to choose between a proper 55+ community and being near them. You can have both, often within the same township.
That's the whole idea behind this move: independence for you, proximity for them.
Your 55+ Options, By Budget and Lifestyle
The active-adult communities in and around Mount Laurel really fall into two camps, and which one fits depends on your budget and the kind of home you're picturing.
The Established, Affordable Communities (Right in Mount Laurel)
If you want to stay maintenance-free and keep more of your equity in your pocket, Mount Laurel's established 55+ communities are hard to beat on value.
- Holiday Village and Holiday Village East are the anchors here. Built by J.S. Hovnanian & Sons, these are well-run, established communities offering single-floor ramblers, patio homes, and condos. Most are two-bedroom homes with open floor plans, attached garages, and patios, and they're known for good resale value. Pricing runs from the low $300,000s into the mid-$400,000s depending on the home type, with the median sale price around $381,000 recently as demand for quality single-floor living has climbed. Between the two, there are well over 1,600 homes, so options come up regularly.
- The Renaissance Club is another established Mount Laurel option, with around 500 homes and average prices recently near $263,000, typically in the mid-$100ks to high-$200ks range. It's resale-only, so inventory is limited, but it's an affordable, convenient choice.
The appeal of all three is the same: single-level or easy living, organized activities, a real sense of community, and low maintenance fees, all while staying inside Mount Laurel and close to shopping, healthcare, and your family.
The Newer, Amenity-Rich Communities (A Short Drive Out)
If you're looking for new construction, resort-style amenities, and a larger home, and your budget has more room, the newer 55+ communities just outside Mount Laurel are worth a serious look.
There's a lot to choose from just beyond Mount Laurel's borders, so let's go town by town.
- Marlton (Evesham Township) has become one of the top active-adult destinations in South Jersey, with a community for nearly every budget:
- Legacy Oaks at Evesham is the higher-end choice, with 239 larger single-family homes built between 2001 and 2007, priced from the low $500,000s into the low $700,000s. It consistently ranks as the most sought-after 55+ community in Marlton.
- Village Greenes is the largest 55+ community in Marlton, with 325 single-family homes completed in 2004. Homes run from the $400,000s through the mid-$500,000s, making it the most accessible price point among Marlton's primary communities.
- Sharp's Run is a large active-adult community in Evesham offering a wide range of amenities.
- Sylvan Woods in Evesham offers one- and two-bedroom senior apartments for rent, just minutes from Cherry Hill, ideal if you'd rather rent than buy.
- Medford is another excellent nearby option, home to several retirement communities with prices ranging widely, from the mid-$300,000s to well over $1 million:
- Heritage at Medford is a newer Bob Meyer community of new single-family homes, with a stream, walking trails around two ponds, and a clubhouse featuring an exercise facility and an outdoor pool.
- Wyngate at Medford has been called South Jersey's fastest-growing active-adult community, close to historic Medford Village.
- Wildflowers at Medford is an established community of 96 single-family resale homes, typically priced from the $600,000s into the $800,000s, with a clubhouse, golf course, pool, ballroom, and tennis courts.
- Congressional in Moorestown is a newer age-restricted community, built from 2021 on, running in the $400ks–$500ks, for buyers who want new construction with a prestigious Moorestown address near family.
- Parkers Bend is another Moorestown-area option close to the Medford and Marlton communities.
- Toll Brothers' Regency communities round out the newer-construction choices in the broader region, offering single-family and townhome active-adult living, generally starting in the high-$400,000s and rising well into the $700,000s and above depending on the community and collection, with clubhouses, pools, and the maintenance-free lifestyle many buyers want in a brand-new home.
Matching Your 55+ Community to Where the Grandkids Are
Here's the piece that really matters for this kind of move: think about where your family actually lives, then pick your community around that.
- If your kids are in Mount Laurel, staying in Holiday Village, Holiday Village East, or The Renaissance Club keeps you in the same township, minutes from the family-friendly neighborhoods like Ramblewood, Larchmont, and Fostertown where younger families cluster.
- If your kids settled in Moorestown, Congressional puts you in that community with new construction.
- If they're over in Marlton or Evesham, Legacy Oaks, Village Greenes, Sharp's Run, or Sylvan Woods keeps you close, with the Regency communities offering a new-construction option a bit further out.
- If they're near Medford, Heritage at Medford, Wyngate, or Wildflowers puts you right in that area, with options spanning a wide range of budgets.
The beauty of this region is that these towns all sit within a short drive of one another. Wherever your family has landed across the Mount Laurel–Moorestown–Marlton–Medford area, there's a 55+ community nearby that fits.
A Few Things I Always Remind My 55+ Clients
- These communities move at their own pace. Some of the most affordable, established communities have limited inventory and homes can take longer to come available, so it pays to start looking early and be ready when the right one hits the market.
- Sell smart on your current home first. Most of my relocating couples are selling a larger family home to make this move. Timing and pricing that sale correctly is what makes the whole transition smooth, and it's a big part of what my team handles for you.
- Visit at different times. A community feels different on a quiet weekday morning than on an active weekend. Spend time there, meet a few neighbors, and picture your day-to-day.
The Bottom Line
You've spent decades building a life and a family. This move is about being closer to the people who matter most while keeping the independence and ease you've earned. Mount Laurel and its neighboring towns make that genuinely possible, with 55+ options for nearly every budget, all within reach of the neighborhoods where your grandchildren are growing up.
If you're weighing a move to be closer to family, I'd love to sit down with you, understand where your loved ones are, and help you find the right community and the right home. That's exactly the kind of move my team and I love to make happen.
